Housing Campuses
With
the occupancy of the new Woodhaven
apartments, the Below Market Rate Housing program consists of
64 units constructed by nine different builders. The 64 units represent
6 one bedroom, 52 two bedroom, and 6 three bedroom apartments and
single family homes in nine locations on Sanibel. CHR owns all but
one of the 64 units, and all are committed to Below Market Rate
Housing in perpetuity. The perpetuity commitment to Below Market
Rate Housing is critical; Sanibel property values continue to escalate,
the demographics of our community continue to change, and the accompanying
need for affordable housing on Sanibel also increases.
Over 335 adults and children have lived in the Below Market Rate
Housing units to date. The Below Market Rate Housing tenants are
of all ages, including longtime older residents who would otherwise
find it difficult to afford to continue to live here, and younger
persons who often live in Below Market Rate Housing a few years
before moving onward and upward in their careers and their lives.
In August, 2004, Sanibel Community Housing and Resources, Inc.’s
25 anniversary as a non-profit organization was followed a few days
later by an even not common for the island during that same 1979-2004
time period – Hurricane Charley. Thankfully, with the exception
of one Below Market Rate Housing (BMRH) home, this storm caused
limited damage to the 52 units in the BMRH program.
